A partner who's actually shipped multi-tenant products before will ask about these in the first conversation, not after the first outage.
Look for the same fundamentals that matter on any custom software project — a written scope, weekly visibility into progress, and a real handover — but weighted more heavily toward long-term ownership, since a SaaS product is something you'll keep building on for years, not something you launch once and leave alone.
Ask directly whether the team building it has delivered a SaaS platform before, what stack they'd use for your specific scale, and what happens if you want to bring development in-house later. A partner confident in the answer to that last question is usually the right one to start with.
